Barcelona and the surrounding area: What you should know before buying a home

If you're thinking about buying a home in Barcelona, you probably already know what makes this city so special. There are very few places in the world where you can spend the morning skiing in La Molina and end the day walking along Barceloneta Beach.
But beyond its beauty, there is one thing that can make the difference between making a good purchase and making the wrong decision: choosing the right area.
Don't focus only on Barcelona city
Many people start looking for a home only in Barcelona. When they see the prices, they think they will have to give up many things.
However, Barcelona has an excellent public transport network. Living a little further away does not always mean spending more time getting to work or reaching the city centre.
Before deciding where to buy, think about the journeys you will make every day. A property outside Barcelona may offer more space, cost less and still be less than 20 minutes from your destination.
Transport can make a big difference
Barcelona has an excellent transport network, including:
• Metro
• FGC (Catalan Government Railways)
• Rodalies commuter trains
• City and intercity buses
• Tram
• Taxis and ride-hailing services
• Bicing (public bike rental with standard and electric bicycles)
In many cases, a home close to a metro or FGC station is much more practical than one located closer to the city centre but with poorer transport connections.
That is why we always recommend checking how you will travel first and then choosing the area.
Towns worth considering
If your budget doesn't stretch to Barcelona, it doesn't mean you have to move far away.
Several neighbouring towns are almost an extension of the city and are connected by the metro, including:

• Sant Adrià de Besòs
• Cornellà de Llobregat

Depending on the neighbourhood, you may find more affordable homes without giving up comfort.
If you don't mind living a little further away
FGC trains and the tram connect Barcelona with several excellent towns, especially if you're looking for more space, green areas or a quieter, family-friendly environment.

• Sant Cugat del Vallès (usually one of the most expensive areas)
• Rubí
• Terrassa
• Sabadell
• Esplugues de Llobregat
• Sant Joan Despí
• Sant Just Desvern
• Sant Feliu de Llobregat
Towns connected by Rodalies (commuter train)
If you enjoy living near the sea, you'll also find great options in coastal towns such as Castelldefels, Gavà, Sitges, Mataró, El Masnou and Vilanova i la Geltrú, all connected by train or bus.
If you prefer inland areas, you can also consider Molins de Rei, Martorell, Mollet del Vallès and Parets del Vallès.
A quick note about Rodalies
Although Rodalies trains connect many towns quickly, the network has experienced frequent delays and disruptions in recent years.
This doesn't mean it's a bad option, but if you will depend on the train every day to get to work, it's worth checking how reliable your line is before buying a property.
Visit the neighbourhood before making a decision
It may sound like obvious advice, but it is one of the most important things you can do.
Don't visit the property and the neighbourhood just once.
Try to come back on different days and at different times. A neighbourhood may seem very quiet on a Tuesday morning but feel completely different on a Saturday night.
Pay attention to things like:
• The atmosphere.
• Noise levels.
• Cleanliness.
• Local shops.
• Schools.
• Public transport.
• Parking availability.
• How safe the area feels.
Google Maps and Street View are useful for getting a first impression, but they can never replace visiting the area in person.
Which neighbourhoods are the most expensive?
Although the property market changes over time, some areas have traditionally been among the most expensive in Barcelona, including:

Neighbourhoods with mid-range prices
If you are looking for a good balance between price, location and services, these areas are often worth considering:

Keep in mind that every neighbourhood is different. Sometimes, two homes only a hundred metres apart can have very different prices.
For example, in some streets of L'Hospitalet de Llobregat you can find much more affordable properties and, after walking just two minutes, you may already be in Barcelona where prices are higher, even for smaller or lower-quality homes.
Are some neighbourhoods safer than others?
Like any large city, Barcelona has areas where you should be a little more careful.
Neighbourhoods such as El Raval, the Gothic Quarter and Barceloneta welcome millions of visitors every year, so petty theft and pickpocketing are more common, especially in the busiest tourist areas.
This does not mean they are bad places to live. They simply have different characteristics that are worth knowing before buying a home.
There are also lively neighbourhoods where it can be difficult to rest if the property is not well insulated. Some parts of Gràcia, El Born and Barceloneta are good examples.

Don't buy a home based only on the price.
Think about how long it will take you to get to work, what services you will have nearby, what the neighbourhood is like, whether it matches your lifestyle and how much potential it has to increase in value over time.
